Design

Nestled in the serene western landscape of Antiparos, Kafkares House is a thoughtfully designed residence that embraces the island’s natural beauty and breathtaking views of the Aegean. Positioned to capture spectacular sunsets over the Cycladic archipelago, this exceptional home balances contemporary architecture with a deep respect for the local environment.

Designed by Papalampropoulos-Syriopoulou Architecture Bureau, Kafkares House is conceived as a seamless extension of its surroundings. The architects have introduced a modular spatial system that unfolds along an east-west axis, creating a dynamic sequence of six volumes and four distinct outdoor courtyards:

• The Plateau – the heart of the residence, a central outdoor living space designed for gathering and relaxation.
• The Veranda – extending from the living and dining areas, offering a shaded retreat on the northern side of the house.
• The Orchard – directly connected to the kitchen, a naturally sheltered area enriched with trees.
• The Enclosed Garden – a private and secluded space, defined by the residence’s private quarters, inviting quiet moments of contemplation.

Building

Kafkares House spans 8,000 m² and features five bedrooms, vincluding a two-bedroom guest house. The main house consists of three en-suite bedrooms—two on the ground level and one on the upper level, offering unobstructed sea views. The guest house, situated at a lower level, includes two additional bedrooms, a shared living area, and a private outdoor space.
A 70 m² infinity pool extends toward the horizon, merging with the seascape, while multiple outdoor areas ensure comfortable living in all wind conditions. Thoughtfully integrated staff and storage areas provide additional functionality without disrupting the home’s natural flow.
